One of the last available undeveloped large-scale lots near Lake Hall in northeast Tallahassee is on the market.
The 2.57-acre lot on Phipps Point Road has been on the market through the firm for about 30 days and the asking price is $684,900, said Tallahassee Realtor Bruce Foster, owner of the Big Bend Group.
He said what makes this property special is the lack of estate lots in Tallahassee.
“One thing Tallahassee is not long on is land,” Foster said. “We don’t have land. That’s one of the reasons why prices are becoming so high.”
The lot’s location, particularly nestled within northeast Tallahassee, is what Foster said makes the property special, too. It’s across from waterfront lots near Lake Hall, one of the city’s most prominent neighborhoods.
“… I just sold a lot in Midtown for $325,000. Just for the raw dirt. This lot right here is worth over $650,000, and it’s because there’s just no land. I sold the lot right next to it for $5 million,” he added.
The lot is one of three that is available on Lake Hall, according to Zillow.
For those prioritizing direct water access, a pair of premium waterfront tracts are also up for sale.
The Naumann Group Real Estate is handling a listing for 0 Phipps Point Road, a 2.55-acre lakefront lot priced at $799,900. The priciest listing sits at 2192 Thirlestane Road in the Ivanhoe Woods neighborhood, where Cotton & Company Real Estate has listed a 2.05-acre premium waterfront lot for $995,000.
